Domestic Conveyancing
R M Cullen & Son specialist property practitioners have vast
experience in all aspects of Domestic Conveyancing including sales,
purchases, re-mortgages, buy-to-lets and Co-ownership housing. For
many people the purchase of a house can be the largest personal investment
they will make, our aim is to ensure that the transaction runs smoothly
and our sound advice and assistance throughout minimises what is recognised
as a potentially stressful time.
We are members of the Law Society Home Charter Scheme and we will provide
a detailed estimate of our charges at the earliest opportunity in any
Domestic Conveyancing transaction.
Commercial Property
We act on behalf of a broad range of clients with a
variety of property needs. We can assist if you are a tenant taking
a lease, a landlord
granting a lease or an investor acquiring or selling property.
We offer the benefit of our expertise and experience to provide all
legal services
assosiated with the purchase of sites and their funding for development,
whether for residential or commercial use. Our experience includes
the purchase of shopping centres and other multi-occupied developments,
general retail and industrial lettings.

Matrimonial and Family Law
The difficulties arising upon the breakdown of marriages and family relationships
can lead to great worry and stress for those involved, most especially
if there are children. We are in a position to give clients the benefit
of our long experience in these matters, and to advise in respect of
divorce, the financial issues arising on the breakdown of marriage
and other relationships, and with regard to family issues such as contact
and financial arrangements for the children of the family. Our ethos
is to attempt early and amicable resolution of all matters with dignity
rather than confrontational and lengthy legal proceedings.

Employment Law
R M Cullen & Son has many years of expertise in this constantly evolving
area of law and can provide you with advice and assistance in Employment
Law problems.
We provide representation at Industrial and Fair Employment Tribunals on
behalf of both employers and employees. We are available for advice as soon
as an employment issue arises and strongly recommend consultation at the
earliest possible opportunity for any employment query you may have.

Personal Injury
We can be of assistance if you have been injured or suffered damage to property
as a result of a road traffic accident, accident at work or elsewhere.
You may find it helpful to come and talk to us about a possible claim.
There is no charge for an initial interview and we will try wherever
possible to give our initial assessment of what would be involved in
pursuing a claim in terms of prospects of success, potential difficulties
and the possible costs involved.
With regard to costs if you claim is successful, legal costs are naturally
paid by the other side or their Insurers. However, we advise on the
risks in pursuing a claim and on the possibilities of obtaining insurance
which is sometimes available to protect or limit the exposure to legal
costs.
Litigation
In addition to personal injury claims arising out of accidents we also deal
with all disputes regarding property and lands, contracts, wills, building
agreements, rectification of documents, commercial matters, defamation
and debts. We have experience in Alternative Dispute Resolution (ADR)
and Arbitration. We have found that ADR is a very effective method
of dealing with complicated commercial disputes.

Wills and Probate
We cannot over-emphasise how important it is for everyone to make a Will.
A properly prepared Will ensures that your assets are left to those
people whom you wish to see benefit from your Estate on your death
and helps avoid family disputes arising. It can also be an important
means of tax planning to help reduce any potential Inheritance Tax
on your death.
At R M Cullen & Son we have years of experience in advising and drafting
Wills and can help with your concerns and offer guidance specific to
your personal circumstances.
Probate is the term used to describe the administration of an Estate when
a person has died. We are here to support and guide the appointed Executor
or Personal Representative deal with all the assets and liabilities
in the Estate. This includes preparing the relevant Inheritance Tax
Returns to be submitted to the Capital Taxes Office, obtaining the
appropriate Grant from the Supreme Court, settling the funeral account
and dealing with the various financial institutions to realise the
assets in the Estate. This is often a difficult time for the Executor
or Personal Representative who is very often a close relative of the
Deceased person and it is always a great relief to know that the administrative
burden on them can be handed over to us to be dealt with efficiently
and professionally.
We have a very long history of dealing with Licensing and related areas,
the obtaining of Liquor Licences for Bars, Hotels, Restaurants, of
Bookmakers Licences and Bingo Licences and the renewal of same. We
also naturally have considerable experience in the sale and purchase
of Licensed premises and we are in a position to provide advice in
relation to all matters which may arise in these areas of law.
